How much does app development cost in the UK in 2026?
Sourced 2026 UK app development costs in pounds: named agency ranges, developer day rates in London and the regions, VAT, App Store and Google Play fees, running costs and onshore vs offshore teams.

Key takeaways
- 01Arch puts a UK startup MVP at £15k–£40k and an SME app at £40k–£100k; Riseup Labs gives £20k–£60k, £60k–£120k and £120k–£250k+ for MVP, SME and enterprise apps.
- 02Riseup Labs puts UK agency day rates at £350–£800+, and Arch cites a contractor median of £500 a day, or £530 in London.
- 03Most UK quotes exclude VAT: add the 20% standard rate if your supplier is VAT-registered.
- 04Apple's Small Business Program cuts its commission to 15% for developers with up to 1 million USD in proceeds, and Google Play has a new UK fee structure rolling out from 30 June 2026.
- 05Budget 15–20% of the build cost a year for maintenance, as Dotsquares advises.
UK guides published in 2026 put a startup MVP at roughly £15,000–£60,000 and an SME app at about £40,000–£120,000, excluding VAT. Arch prices a startup MVP at £15k–£40k and an SME app at £40k–£100k; Riseup Labs gives £20k–£60k and £60k–£120k. Platforms, integrations, compliance and who builds it set the final figure.
UK app pricing is hard to compare because most guides quote dollars, mix in offshore rates or ignore VAT. This guide stays in pounds, states VAT, attributes every range to the company that published it and adds what the first quote often leaves out: store fees, running costs and maintenance. None of these figures is an Elgrith price.
There is good reason to get it right. Ofcom's Online Nation 2025 found UK adults spend an average of four and a half hours online a day, and most of that time is on a smartphone, where adults use an average of 41 apps a month.

Riseup Labs states that "All prices exclude VAT (typically 20% in the UK)." Dotsquares' page is undated, so treat its lower tiers as a floor for very simple apps rather than a 2026 benchmark.
What drives the cost of building an app in the UK?
- Platforms. iOS only, Android only, both natively, or both from one cross-platform codebase. Each additional native platform adds a second build and test cycle.
- Features and user roles. Every role (customer, staff, admin) multiplies screens, permissions and tests. Payments, chat, maps, bookings and offline mode each add weeks.
- Integrations. CRMs, payment providers, booking systems, ERPs and NHS or banking APIs need building, testing and maintaining.
- Design. A custom design system and motion cost more than a component library, and pay back in brand and usability.
- Compliance. UK GDPR shapes how you collect consent, store personal data and handle deletion requests. Health, finance and children's apps need more review.
- AI features. Assistants, recommendations and image or voice features add data work, testing and a recurring model cost.
- Who builds it. A London agency, a regional studio, a contractor or an offshore team, as the day rates below show.
What are UK app developer day rates?
| Who | Day rate | Source |
|---|---|---|
| UK app agency | £350–£800+ a day | Riseup Labs |
| UK contractor (median) | £500 a day | Arch |
| London contractor (median) | £530 a day | Arch |
London vs the regions
London costs more, but the gap is smaller than many expect. Arch's contractor medians differ by £30 a day between London and the UK as a whole. Riseup Labs' London MVP range (£50k–£80k) sits well above its UK-wide MVP range (£20k–£60k), which suggests the larger London premium sits in agency overheads and team structure rather than individual rates. Regional studios in Manchester, Leeds, Bristol and Edinburgh may quote below London for similar scope.
Do UK app quotes include VAT?
Usually not. Most UK agencies quote ex VAT. The standard VAT rate is 20%, so a £50,000 quote becomes £60,000 if your supplier is VAT-registered. Businesses must register once taxable turnover passes £90,000, so some freelancers do not charge VAT at all.
If your business is VAT-registered, you can normally reclaim the VAT, so compare quotes on the net figure. If you are not registered, as many early-stage startups are not, the gross figure is your real cost. Check how the quote is structured too: fixed price per phase, a time-and-materials day rate, or a monthly retainer for a dedicated team.
What do Apple and Google charge in 2026?
| Fee | Amount | Source |
|---|---|---|
| Apple Developer Program | 99 USD a year, charged in local currency where available | Apple |
| Apple Small Business Program | 15% commission on paid apps and in-app purchases, for developers with up to 1 million USD in proceeds | Apple |
| Google Play registration | US$25 one-time | |
| Google Play service fees (UK) | New structure rolling out from 30 June 2026; auto-renewing subscriptions listed at 10% plus a 5% billing fee |
Google's new fee structure for the UK, US and EEA depends on whether a user first installed your app before or after the rollout date, and on the type of transaction. Check the current table on Google's page for your own app before you build a revenue model. Apps that sell physical goods or services, such as food delivery or taxi bookings, generally take card payments through a provider such as Stripe instead of store billing.
What does an app cost to run after launch?
| Running cost | Typical figure | Source |
|---|---|---|
| Card payments (Stripe, standard UK cards) | 1.5% + 20p | Stripe UK |
| Maintenance | 15–20% of build cost a year | Dotsquares |
| Apple developer membership | 99 USD a year | Apple |
| Hosting, backend and APIs | Usage-based | Your cloud and API providers |
Maintenance covers operating-system updates, library upgrades, security patches, bug fixes and store-policy changes. Apple and Google release new OS versions every year, and an app that is not updated eventually stops working well. Add analytics, crash reporting, push notifications and customer support. Budget for launch marketing too: an app nobody hears about earns nothing, and our social media marketing team in London can plan the campaign.
Is cross-platform cheaper than native?
Usually, yes. One cross-platform codebase with React Native or Flutter covers iOS and Android with one team, while fully native development needs two builds. The saving is smaller than half, because each platform still needs native work, testing and store submissions.
The UK makes the case for both platforms. StatCounter's September 2026 data puts Android at 53.11% of UK mobile use and iOS at 46.88%, so launching on one platform leaves out nearly half the market. Read our React Native vs native guide and our Flutter vs React Native comparison to choose.
There is a third option for some products: a responsive web app or progressive web app instead of a store app. It avoids store fees and review, updates instantly and works on any device with a browser. It suits booking tools, portals and internal apps well, and suits apps that rely on push notifications, background tasks or deep device features less well. If your users mainly need to log in, check information and complete tasks, price a web app alongside the mobile options before you decide.
Are there UK-specific costs to plan for?
A few UK requirements add work that a generic quote may not mention:
- UK GDPR: a privacy notice, a lawful basis for each type of personal data, consent where it is needed, and the ability to export or delete a user's data on request. Apps that process sensitive data may need a data protection impact assessment.
- Accessibility: public sector apps must meet accessibility regulations, and every app benefits from testing with screen readers, dynamic text sizes and colour contrast checks.
- User-generated content: if users can post, message or share content with each other, check your duties under the Online Safety Act and budget for moderation and reporting tools.
- Payments and finance: apps that move money or give financial information may need FCA-regulated partners, which adds integration and compliance review.
- Store listings: age ratings, privacy labels and data-safety forms for both stores, kept up to date as features change.
None of these needs to be expensive if it is planned from discovery. Retrofitting them after launch is where the cost grows.
Onshore, nearshore or offshore?
| Model | Strengths | Trade-offs |
|---|---|---|
| Onshore (UK) | Same time zone, in-person workshops, UK contracts by default | Highest day rates |
| Nearshore (Europe) | Small time difference, strong engineering markets | Rates closer to UK levels than offshore |
| Offshore (for example India) | Lower rates, large talent pool, can scale a team quickly | Time difference, and you must check process, quality and IP terms carefully |
Good and bad teams exist in every model. Whoever you hire, check that you own the code, repositories and store accounts; that work is shown in regular demos; that contracts follow UK law or a jurisdiction you accept; and that personal data is handled under UK GDPR. India is 4.5 hours ahead of the UK during British Summer Time and 5.5 hours ahead in winter, so a UK morning overlaps the Indian working day.
How long does it take to build an app in the UK?
Timelines depend on scope far more than on location. A typical project moves through the same stages whoever builds it:
| Stage | What happens |
|---|---|
| Discovery | Workshops, user journeys, scope, technical plan and a written quote |
| Design | Wireframes, a clickable prototype and visual design, tested with users |
| Build | Sprints with regular demos on real devices |
| Testing | Device testing, accessibility, security and performance checks |
| Launch | App Store and Google Play submission, then monitoring and fixes |
Simple apps can launch in weeks; SME and enterprise apps with integrations and compliance work take months. Store review can add days at the end, so build it into the plan.
How do you get an accurate app quote in the UK?
The fastest way to an accurate quote is a clear brief. Before you contact agencies, write down:
- The problem and the users: who the app is for and the one job it must do well.
- Platforms: iOS, Android, web, or all three.
- Must-have features: the list for launch, and a separate list for later.
- Integrations: every system the app must talk to, with links to their API documentation if you have them.
- Data and compliance: what personal data you collect and any sector rules that apply.
- Budget range and deadline: a range lets agencies propose the right scope instead of guessing.
Then compare quotes line by line: discovery, design, build, testing, launch support, maintenance, VAT and who owns the code and accounts. A much lower quote usually means less scope or less testing, not a better deal.
Where the budget goes
Most quotes follow a similar shape whoever writes them. Designveloper's split for MVP budgets is a useful check on any UK quote: discovery 10–15%, UX and UI design 15–20%, engineering 45–60%, QA 10–15% and a contingency of 5–10%. If a quote has no line for discovery or testing, ask where that work has gone, because it will still need doing.
